Purchasing Process

Who can buy property?
In 2002 the Turkish government lifted the ban on foreigners purchasing property in Turkey.In accordance with the international agreements, non - Turkish citizens from the following countries have the right to own property in Turkey: - United Kingdom, Ireland, Germany, Netherlands, Netherlands, Norway, Switzerland, Denmark, Sweden, Belgium, Italy, Canada, Luxemburg, France, Greece, Portugal, Poland, Israel, Finland, Estonia, Hungary, and some states of Africa and America.

How can you finance your purchase?
Obtaining a mortgage is currently not possible for non-residents and therefore we recommend that customers arrange funding in the country of residence. Our experience has shown us that many of our customers choose to re-mortgage their existing property to purchase, or use personal funds or arrange a personal loan.

How to Buy
Once you have decided to purchase one of our properties, all you have to do is contact us through e-mail or telephone and we will take care of the rest. If you would like to visit turkey for a property inspection visit, we can make a reservation for you in a suitable hotel or apartment in Altinkum. We can also organise your airport transfers.

We do airport transfers : from Bodrum/Izmir airports.
Please give us at least 5 days notice if you would like a transfer and send us your flight details.

Cost: Airport transfers £60 for 2 people. + Accommodation (3-7 days): £120 for 2 people. We do not charge for children under 5 years old.

Cost:  More than 2 people - quotation available on request.

If you finally decide to buy a property from Turkey Dream Homes we will reimburse you for your airport transfers and your accommodation.

Purchasing Procedure
Make an offer on your desired property through Turkey Dream Homes, and we will negotiate on your behalf with the builder or the property owner.

Once your offer is accepted a sales agreement will be drawn up by ourselves, between the buyer and the seller confirming the total price, deposit and payment schedule. (This will be translated into English.)

All parties involved will sign the sales agreement and they will be given a copy, the deposit is to be paid at this stage into our client account, to be released subject to the conditions of the sales agreement.

Turkey Dream Homes will appoint a solicitor to deal with the legal side of your sale.

We will then organise for photographs to be taken and photocopies of your passport. (These are required to apply for the title deeds on your property.)

Photocopies of the buyer's passport will be sent to the title deeds office, to transfer the title deeds into your name. The title deeds office will send the application to Izmir for a military check. This check is to make sure the area the property is in, is not within a certain kilometre radius from a military zone. This usually takes approx. 3 months.

The solicitor will then conduct surveys for debt, relevant planning permission, and clear the purchase with the relevant government bodies. Photocopies of buyer's passport will also be sent to the local land registry office.

When the title deeds have been authorised and permission given for the sale to go ahead we will contact you.

You will be required to pay the deed transfer tax and title deeds fees. Then the deeds can be transferred.

The official receipts of these taxes and fees will be declared during the transaction at the land registry office.

Finally the buyer and the seller will sign the land registry book under the supervision of an official interpreter. (During these procedures, we will provide you an English-speaking representative from our company, and a solicitor if requested.) At this stage the final balance will be paid to the vendor.

You can either attend this yourself or you can appoint someone as power of attorney to attend on your behalf. We would be happy to do this for you and hold the deeds until you can next get to Turkey .

Please note giving Turkey Dream Homes power of attorney does not give us any rights to your property. Only to obtain the title deeds on your behalf, your name and pictures will be on the title deeds

Your new title of the property will be registered at the local council office for property tax purposes.

Aftercare

After purchasing your property we will not just leave you to fend for your self. We understand how difficult it can be in a foreign country and not been able to speak the language, so if required we will assist you in opening bank accounts, paying bills and will happily take you shopping for furniture for your new property.
